Application

Complete the simple application form with details of the property

Contract

We instruct an independent asset manager to produce a 16 page HMRC compliant property report complete with comparable's and a property valuation.

Proffered Offer

We provide an automatic 85% offer which yourselves and the beneficiaries are free to accept or reject.

Instruction

Assuming the offer is accepted, a memorandum of sale will be issued to both the seller's solicitors and Proffered's solicitors and exchange can take place in as little as 5 working days.

Survey

A survey will be booked within a couple of days of the MoS being issued.

Exchange & Completion

We look to exchange within 5 working days, if probate has been granted we can complete immediately, if not we are happy to exchange subject to probate.

We can only assist with properties in England, Scotland and Wales. That said, within the mainland UK we can buy any type of residential property including freehold and leasehold houses and flats. We can also look at land on a case by case basis but our guaranteed offers and turnaround times do not apply and this is involves far more complex due diligence.

We fully understand that your duty is to carry out your clients wishes. We are aware that probate must be granted before a property can sell. In circumstances where probate is not yet complete, we conditionally exchange on the property and can arrange to complete on the day that probate is granted.
